How many questions are on the Florida real estate exam?
The sales associate exam has one hundred multiple-choice questions. You answer each by choosing A, B, C or D on the computer. The questions cover 19 content areas from the official outline. The exam can also contain a few unidentified "pilot" questions. They do not count toward your score, and extra time is added for them (DBPR Candidate Information Booklet).
What score do you need to pass?
You need 75 points or higher, with 100 points for a perfect exam. All questions are equally weighted, so a pass means at least 75 correct out of 100 scored questions (DBPR Candidate Information Booklet; Rule 61J2-2.029, F.A.C.). To the extent the subjects can be separated, the rule allots 45 points to real estate law, 45 to principles and practices, and 10 to real estate math.
How long is the Florida real estate exam?
You have three and a half hours. Before the exam you can spend up to 15 minutes on a computer tutorial, and that time does not reduce your exam time. The clock starts when you look at the first question. You cannot work past the time limit, and leaving the room (with permission) does not earn extra time (DBPR Candidate Information Booklet).
Where and how do you book the exam?
DBPR uses Pearson VUE to schedule, deliver and score the exam, and all Florida real estate candidates test in person at a Pearson VUE test center. You can book online or by phone. To cancel or reschedule without penalty, Pearson VUE requires you to do it two full calendar days before your appointment (Pearson VUE, Florida Real Estate; DBPR Candidate Information Booklet).
What should you bring to the exam?
- Two forms of valid signature ID, one of them government-issued (driver's license, state ID card, passport or military ID). Student or employee IDs and photo credit cards do not count. Your name and address must match your application.
- Your Certificate of Pre-licensing Education Completion (or Florida Bar card / Letter of Equivalency). If you mailed the original to the Division of Real Estate, bring a photocopy. Without it you will not be admitted, and you must bring it every time you test.
- Your Division of Real Estate authorization notice, if you received one.
- Optional calculator: silent, hand-held, battery-operated, nonprinting, with no alphabetic keypad and no data storage. The booklet names financial calculators such as the HP 12 and the TI BA series as allowed.
- Optional translation dictionary with word-for-word or phrase translations only (no definitions), checked by test center staff.
Arrive 30 minutes early. A photo is taken at check-in and appears on your score report (DBPR Candidate Information Booklet).
What can't you bring?
Phones, pagers, cameras, computers and other electronic devices; notes or reference materials; dictionaries or thesauruses (other than an approved translation dictionary); bags, purses and backpacks; and personal defense items such as pepper spray. Personal items go in a clear plastic bag in the locker provided. Drinks are allowed only in spill-proof containers (DBPR Candidate Information Booklet).
How long is the pre-licensing course valid?
Your course completion is good for two years from the date you finish the course. An expired course is not accepted at the test center, even if your authorization to test is still valid (DBPR Candidate Information Booklet). Before you can take the exam you must be at least 18, hold a high school diploma or equivalent, and complete the FREC-prescribed 63-hour sales associate pre-licensing course (Course I) (s. 475.17(1)–(2), F.S.; Rule 61J2-3.008, F.A.C.).
Which topics carry the most questions?
The booklet gives each of the 19 outline areas a percentage. The biggest areas:
| Outline area | Share |
|---|---|
| V. Brokerage activities and procedures (incl. escrow) | 12% |
| XI. Real estate contracts | 12% |
| XII. Residential mortgages | 9% |
| VIII. Property rights, condos, HOAs, time-sharing | 8% |
| XVI. Real estate appraisal | 8% |
| IV. Brokerage relationships, duties and disclosure | 7% |

If you want to schedule a retake within 21 days of a review, you must call Pearson VUE customer service for an override (DBPR Candidate Information Booklet; Pearson VUE, Florida Real Estate).
